Your team did an excellent job from the initial planning and cost studies for the 365,000 S.F. building, through the sixteen-month construction process, and continuing to completion of the final punch list item. I agree with your thoughts – this would not have been possible without the strong relationships we (the team) developed and maintained. We needed a high level of trust on both sides or the project would not have been successful. With the amount of changes that occurred during the project, it could have been an opportunity for contractors to “take advantage” of the situation. However, the integrity exhibited by your staff and subcontractors during these lengthy review processes was very impressive. Throughout the project, everyone worked towards equitable solutions – whether related to coordination issues or with the costs associated with each revision. I am writing this letter to commend your team on a tremendous job in delivering the Triton Network Systems space. As you are well aware, the project team you assembled along with Dana B. Kenyon (general contractor) was able to deliver over 75,000 square feet of space within 60 days from start to finish. Not only is the time frame amazing but the scope of work consisting of such a diverse range of product types and installation challenges created the most aggressive tenant improvement job in Central Florida this year. Providing HVAC equipment and controls for office space, final test & assembly space for high-tech components (including environmental chambers), an engineering R&D lab, controlled particulate room and a Liebert controlled network/data center created the most diverse of HVAC projects that could possibly be assembled. Chilled water generated by two air-cooled chillers supply four separate air handlers and Liebert unit which required a substantial amount of chilled water piping throughout the facility. These challenges seem extreme but adding to the complexity of the project was that the base building shell was being constructed around the improvement project. Without your team’s dedication and attention to detail/coordination, this project could not have been a success.
Good luck with your entry of this project for the Eagle Award. It is most deserving of one for your efforts on the most complex, diverse and aggressively scheduled project I’ve been involved with to date.
